Vertex Pointe is a commercial building by AUM Development in Arjan: 32 boutique office units and 20 retail spaces across two basement levels, a ground floor, four upper floors and a rooftop, with roughly 13,000 sq ft of office floorplate per level.

This is the one commercial entry in our current collection, and it should be assessed on different terms from the apartments alongside it. Office and retail returns turn on tenant covenant, fit-out obligations and lease structure rather than on residential rent comparables. It sits at the Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road intersection, with handover in 2028 on a 40/60 plan.

Arjan sits inland within Dubailand at the Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road intersection, and has grown residentially faster than it has commercially. That gap is the argument for small office stock here — a resident population without much local office supply — and also the risk, since commercial demand in the district is still unproven.
